Gemiddelde woningprijs voor het eerst boven 500.000 euro

In the final quarter of 2025, the average selling price of existing homes in the Netherlands reached a record 502,000 euros, surpassing 500,000 euros for the first time. More than half of the municipalities also saw prices exceed half a million, according to the NVM real estate agents' association. The average transaction price in the Netherlands exceeded 500,000 euros for the first time in the fourth quarter of 2025, marking a 3.9 percent increase from the previous year. The number of homes sold increased by 11 percent to 47,600, with half going to first-time buyers, often with family assistance or additional funds. Regional differences are significant, with 173 of 342 municipalities now having average transaction prices above 500,000 euros. In new construction, sales decreased to nearly 6,000 in the fourth quarter of 2025, the lowest in two years, due to a larger supply of existing homes, decreasing affordability, and a decline in the supply of ground-level homes.
