Wouldn't Seinfeld have said "What is the deal" without the contract or the pause before "the deal?" In fact, it seems to me, the pauses signaled by the points of ellipsis would be completely absent though there would be an emphasis on the words "What" and "deal." Perhaps those could be expressed, in the "vernacular", by writing those words in all caps?
