People don't have emergency funds? I have enough reserves to last me about 2 years if I lost my job. And if I got to the point I knew I couldn't make the payments, I would put it up for sale.

The "lender" wouldn't want to give out a crappy loan, correct. But if you're more of an originator, one who can sell the loan, package it up with thousands others, then sell them off to pension funds, then it's in your best interest to hire pliable appraisers, stick the borrower with nefarious terms, and do your best to close the loan regardless of the creditworthiness of the borrower or the true value of the property.
