Smart advice in any market but in the shift from a sellers' to a buyers' market, it's also important to learn something about selling houses. In a sellers' market you stick a sign in the ground and put your listing in MLS and eventually it will sell. In a buyers' market the listing agent must become her client's marketing director not just a transaction facilitator. Virtually all the marketing training agents get is in marketing themselves...selling the house is a whole different animal.
